I kind of buy into your “40 year renewal period” for housing.
Kind of.
But I think you need to break it down into sub-categories.
The basic structure might have a life of 100 – 200 years or more. You’d see stacks of those in Toorak, right?
Utility areas (kitchens, bathrooms and laundries) might have a life of 15-20 years.
Other areas? Carpet and paint every 10 years.
Of course, if your bride buys Interior Design magazines, those numbers are totally out the window (or new French doors, as the case may be).

Some interesting birdie behaviour in the back yard this morning – paging BoN.

There are two pairs of birds that are resident in my li’l back yard – two rainbows and two noisies.

The rainbows were chowing down on the bottlebrush this morning while one of the noisies was attempting in no uncertain terms, to move them on.

The former displayed some very admirable restraint, in my opinion.

Sure. But keep in mind the walls that stay up actually aren’t the really expensive part of a house. It’s all the other bits you mentioned.

New Thor movie guilty of gay baiting

Poor Chris Hemsworth, he seems pretty straight. OTOH I suppose for the money he gets he’d be willing to suffer a tad of wokery if he had to.

An A180 is basically a glorified golf cart, and over-priced IMHO.
Once you move up the range a bit, they compare pretty well, pound-for-pound, with Toyota/Lexus etc.
We just traded one Kraut-mobile for another. Honestly, there was nothing really wrong with the old car. Nearly ten years old with 230,000 on the clock, and never had a major glitch. I just felt like it might be about to start giving trouble.

Head prefect, you are an expert shorter; if I want advice about shorting you’re the shorter I’ll go to.

Actually I hate shorting stocks. If I do it’s for a specific reason and never for a long time. Unless the short is covered by a long , shorting is a mugs game. Look at the stock market indexes. You’d have to be a lunatic to think you could time when to go short and buyback. The market has generally gone straight up.

There are exceptions though. You should always try to short Atlassian.

But I do real estate. Old city houses can be goldmines. I put a third story on a Newcastle terrace and the roof braces, which had to be replaced, were made out of rare hardwood. They were like cement. After negotiating with the builder he took the beams and did the third story for nothing.

Okay, there are exceptions are: picking the right market can produce big divs. I have a story like that too.

In another terrace where I put on a balcony both the ceiling and floor were cedar. I had to chose one to be replaced; again the builder took the floor (the ceiling had an engraved painting on it and had to stay) and did the terrace for nothing.

Explain, why did the builder take the floor in lieu?

Sure a lot of old buildings can have problems, rising damp for instance, but they were built to last. Your problem is you like sparkling, poofie inner city apartments which are built to be replaced in 40 years.

I don’t have a issue with the comment that they were built to last, but the innards don’t last 40 years, Cronkers. That’s what I’m saying. Also you’d be surprised what the land value is in these desirable burbs. I would bet you that if you found a decent sized block in say terrace-central like Paddington, that you could build on, the land alone would be worth as much as what runenovated houses sell for. In fact, it would likely sell for me. Why, because you wouldn’t be restricted with the facade and likely you could do what you want say such as having an underground garage.

A final point: most inner city old terraces effectively have no land and you often have a 2 or 3 story house which has twice or more the floor space of the land area.

Cronkers, they do have land. Land enough to have an existing house planted above. The land is really fucking expensive.

Rabz – I have a lot of fun with both. My hand is currently covered in scratches because house rainbow this last week has been insistently landing on it demanding bread. Savlon helps, ECLs hurt.

The Cafe noisies have learned tolerance which no other clan of noisies have, that I know of. Elsewhere they persecute rivals and threats, like blue-faced honeyeaters and kookas. Here they ignore them. With the ECL this last week (I looked the data up: a third of average annual rainfall in five days) I had two blue faces return for lots of bread. While desperately hungry the noisies ignored them completely despite being perfect genetic enemies of each other.

I have lived in the Hunter twice. Once in the ’90’s and again recently. In the ’90’s definitely Nat’s in the rural areas and ALP round the mines such as Singleton & Muswellbrook. These days however much more in flux outside of Newcastle/Maitland. SF&F and PHON are eating at the old Blue Collar ALP base and the Nat’s don’t help themselves by appointing guys like Layzell a now city based party man over Moore who was a popular grass roots type being Mayor of Singleton. That is a direct observation having once resided there.

I have lost touch since moving away but a search of the Nats CV before last election for my elderly mothers info as she is on Lake Mac turned up next to nothing. Statements on the Nat’s website about DV & homelessness and his Linkedin CV hidden unless you logged in. I know he has been in Toronto for 10yrs and done a double degree at Newcastle Uni (But in what?) and has a mrs who is a pre-school teacher. I knew more about the ALP boofhead that won and the PHON 3rd place.

Personally I’d love to see PHON unseat the ALP but I guarantee it won’t happen. Nat’s don’t have a hope in hell.

RD – It was fun. The Nat arrived last year and rented one of the vacant shops in the Toronto main drag, then erected a truly enormous green sign above it saying “[name I can’t remember] for Hunter!”. I looked at their policies, and they were full-wet coal666, so I spoiled my ballot. I did though exert myself to send an anonymous note to the Nat candidate that I would never vote for Natties while they held to the net-zero policy.

* Don’t know where he got my email address from. I have suspicions…

I finally took a car on the road today for the first time after 11 years of restoration.

It’s the moments like that which give us the drive to continue.
The world may be falling to pieces around us, but we owe it to ourselves to enjoy what we can, while we can.

Rick my nephew’s wife is Thai, he runs his business from there though he is overseas at the moment. His little boy speaks Thai to his mother and english to his father. Changes languages seamlessly as if they are one.

Thankfully, it hasn’t broken or even remotely damaged him.

Winston, I feel for the duck feeders but large numbers of birds is a bad thing for anyone living nearby. Ducks do crap everywhere, my Dad has a next door neighbour who feeds pigeons, there are several hundred hanging around the neighbours house all day. They roost all over Dads house and crap all over the place. It’s ruining the house, it’s unhealthy. Dad likes his neighbour and doesn’t want to say anything in case she gets hurt feelings. I offered to say something but he doesn’t want me to. Ms Tame is CEO of the foundation, which applied for DGR status on July 14, 2021. Charities benefit from the classification because donations over $2 are tax-deductible.

In other bird news, the Little Egret has decided it likes the pool enclosure. Possibly because the glass fence protects it from the wind and it can see all around. I thought at first it was frogging in the pool as sometimes they do hop in after rain and I have to fish them out with the scoop before they succumb to the pool chemicals. But, no. No frogs.

There is a flock of muscovy ducks (I believe they interbreed with the wild ducks) that has taken over part of the lake. A couple of idiots are feeding the beastly things with bread – they displace the native wildlife along the lake margins. They make a hell of a mess of the bridges and pathways too.

The bread also attracts other vermin if any remains uneaten.

I feel for the duck feeders

I feel some accurate reporting and corroboration may assist. Not saying the original piece is inaccurate.

Are the two old Del Boca Vista residents just feeding breadcrumbs to mummy duck and her eight ducklings, who swim down the bubbling brook for mornos and then go back to Duckland, or have they cut up a couple of 44 gallon drums lengthwise, filled them full of pellets and left them there as a daily food source for 5000 ducks?

Wife has a family of wagtails and magpies that wonder into the kitchen for a feed. Don’t feed the cockies though they are a only slightly less annoying then 4x/G&T snorters.

The birds around here have an abundance of food. They just prefer to get their cheap calories from the back porch. Our “regulars” as we call them. If they aren’t mooching for mince, they’re out poking around the garden for worms.

In winter the nectar feeders are fine with all the native flowers doing their thing, and they don’t discriminate at other times, feasting on all the exotics as well.

I’m watching a couple of moorhens right now – beaks prodding the grass for this and that. They go non-stop all day. They could go over to the wetland for food but we appear to breed a better class of worm in the garden.

Aldi beans freshly ground and espresso-ed in the machine. Not a bad drop at all and far cheaper than the fancy alternatives.

Sheriffs are set to seize and sell off the home of a bird loving pensioner who fought through the courts for the right to feed wild pigeons from her South Yarra apartment balcony.

And:

Ms Stock’s VCAT protest comes more than two years after she was ordered by the tribunal to stop feeding the pigeons of South Yarra from her upstairs apartment, as the smell and mess was causing a flap with other tenants in the building.

And:

Neighbours told the tribunal at the time scores of feral pigeons came and went from Ms Stock’s unit each day — leaving a stinky mess of bird droppings, feathers, seed and dust.

Pigeon poo had blocked drains and dirty water leaked into apartments below, with the pigeons sometimes fluttering into other homes if windows were left open and crashing into shut ones, the tribunal heard in April 2020.

Luckily they’re not normal pigeons,apparently:

The birds were “not your gutter scavenging pigeons” but were fed “superior food” with garlic and hot spice powder added to their grain, she said.
