I kind of buy into your “40 year renewal period” for housing.
Kind of.
But I think you need to break it down into sub-categories.
The basic structure might have a life of 100 – 200 years or more. You’d see stacks of those in Toorak, right?
Utility areas (kitchens, bathrooms and laundries) might have a life of 15-20 years.
Other areas? Carpet and paint every 10 years.
Of course, if your bride buys Interior Design magazines, those numbers are totally out the window (or new French doors, as the case may be).

Exactly Roger. Even Putin and the CCP who both have varying levels of belligerence with Japan were more gracious. I thought it was poor taste and Albo engaged in it as well.
Some interesting birdie behaviour in the back yard this morning – paging BoN.
There are two pairs of birds that are resident in my li’l back yard – two rainbows and two noisies.
The rainbows were chowing down on the bottlebrush this morning while one of the noisies was attempting in no uncertain terms, to move them on.
The former displayed some very admirable restraint, in my opinion.
A death in the family*?
*one of the noisies?
Sure. But keep in mind the walls that stay up actually aren’t the really expensive part of a house. It’s all the other bits you mentioned.
And sanchez, I think Cronkite is a slumlord.
Ah yes, nothing like owning a house to discover the multiple many uses of your money that you never saw (or even imagined) coming.
#thewaronmould
Oh shit.
Apparently Marvel included gay stuff but did so really fleetingly so no one would notice.
That was the hope. Didn’t work. Nolte’s review is glorious.

Poor Chris Hemsworth, he seems pretty straight. OTOH I suppose for the money he gets he’d be willing to suffer a tad of wokery if he had to.
I think Cronkite is a slumlord.
Nah, I’m anti-slum. I do up houses and create paradise out of shit. I am a Lord though.
He did? Doesn’t surprise me.
The fact of the matter is that the average citizen is more in danger of violence than a politician and that is largely due to liberal “justice” policies implemented by politicians and the curtailment of access to effective means of self-defence.
Winston earlier.
Naffink has happened to it.
An A180 is basically a glorified golf cart, and over-priced IMHO.
Once you move up the range a bit, they compare pretty well, pound-for-pound, with Toyota/Lexus etc.
We just traded one Kraut-mobile for another. Honestly, there was nothing really wrong with the old car. Nearly ten years old with 230,000 on the clock, and never had a major glitch. I just felt like it might be about to start giving trouble.
As part of the never ending NADIOC week they had an apparently Aboriginal chap doing some midwife poetry.
Kudos to whoever decided to make it more “authentic” sounding by having some red indian style drumming in the background.
Yeah, but while being beaten senseless and having their goodies stolen, those average citizens will literally be “feeling the compassion for the criminal”.
Which is not a good thing and may just lead to the (long overdue) implementation of HOP Time™.
Cronkite.
You obviously chose a well to buy those terraces etc. Good on you.
Actually I hate shorting stocks. If I do it’s for a specific reason and never for a long time. Unless the short is covered by a long , shorting is a mugs game. Look at the stock market indexes. You’d have to be a lunatic to think you could time when to go short and buyback. The market has generally gone straight up.
There are exceptions though. You should always try to short Atlassian.
Okay, there are exceptions are: picking the right market can produce big divs. I have a story like that too.
Explain, why did the builder take the floor in lieu?
I don’t have a issue with the comment that they were built to last, but the innards don’t last 40 years, Cronkers. That’s what I’m saying. Also you’d be surprised what the land value is in these desirable burbs. I would bet you that if you found a decent sized block in say terrace-central like Paddington, that you could build on, the land alone would be worth as much as what runenovated houses sell for. In fact, it would likely sell for me. Why, because you wouldn’t be restricted with the facade and likely you could do what you want say such as having an underground garage.
Cronkers, they do have land. Land enough to have an existing house planted above. The land is really fucking expensive.
Whoops
In fact, it would likely sell for more.
@Winston- thank you for the RAPS info- very interesting. The old 32V (16 x 2V Pb-acid plus 36V generator) system still fascinates me too.

Australian aborigines are the most useless z-grade personages to have existed on this planet in its very lengthy history.
Those that have assimilated are not.
collectivists truly are foul – everything they loudly and incessantly accuse their ideological opponents of engaging in they are of course engaging in themselves.
Have these sanctimonious twats never heard of the concept of hypocrisy?
Or are they just ignoring it because they’re “better than all those smelly poor peoples”?
Rabz – I have a lot of fun with both. My hand is currently covered in scratches because house rainbow this last week has been insistently landing on it demanding bread. Savlon helps, ECLs hurt.
The Cafe noisies have learned tolerance which no other clan of noisies have, that I know of. Elsewhere they persecute rivals and threats, like blue-faced honeyeaters and kookas. Here they ignore them. With the ECL this last week (I looked the data up: a third of average annual rainfall in five days) I had two blue faces return for lots of bread. While desperately hungry the noisies ignored them completely despite being perfect genetic enemies of each other.
Yep. For how much longer are we going accept this divisive racist horseshit?
It’s cultural marxism and its purpose is to demoralize, divide and undermine the country.

I have lived in the Hunter twice. Once in the ’90’s and again recently. In the ’90’s definitely Nat’s in the rural areas and ALP round the mines such as Singleton & Muswellbrook. These days however much more in flux outside of Newcastle/Maitland. SF&F and PHON are eating at the old Blue Collar ALP base and the Nat’s don’t help themselves by appointing guys like Layzell a now city based party man over Moore who was a popular grass roots type being Mayor of Singleton. That is a direct observation having once resided there.
I have lost touch since moving away but a search of the Nats CV before last election for my elderly mothers info as she is on Lake Mac turned up next to nothing. Statements on the Nat’s website about DV & homelessness and his Linkedin CV hidden unless you logged in. I know he has been in Toronto for 10yrs and done a double degree at Newcastle Uni (But in what?) and has a mrs who is a pre-school teacher. I knew more about the ALP boofhead that won and the PHON 3rd place.
Personally I’d love to see PHON unseat the ALP but I guarantee it won’t happen. Nat’s don’t have a hope in hell.

Until they all deservedly die of arse cancer and/or HOP Time™, whichever might first gift them some semblance of mercy and their long overdue entry into the many pits of Hell.
RD – It was fun. The Nat arrived last year and rented one of the vacant shops in the Toronto main drag, then erected a truly enormous green sign above it saying “[name I can’t remember] for Hunter!”. I got lots of Nat email spam* and mailouts, which I binned as fast as the endless ALP mailouts. The Nats really seemed to think they had a chance. I looked at their policies, and they were full-wet coal666, so I spoiled my ballot. I did though exert myself to send an anonymous note to the Nat candidate that I would never vote for Natties while they held to the net-zero policy.

“AUSTIN, TX — The tech world is reeling from the news that Elon has officially withdrawn his offer to buy Twitter after he realized he can still read the Babylon Bee by going directly to their website.
“Whew! I almost wasted a bundle!” said Musk to reporters. “I almost plopped down $44 billion just to bring the Babylon Bee back to Twitter, and it turns out they had their own website this whole time? Awesome!”
Musk then took a break from designing rockets and solving Earth’s underpopulation problem to sit at his computer and giggle at the marginally funny Christian satire of the Babylon Bee.

They roost all over Dads house and crap all over the place. It’s ruining the house, it’s unhealthy. Dad likes his neighbour and doesn’t want to say anything in case she gets hurt feelings. I offered to say something but he doesn’t want me to. So he lives on in a house and surrounds covered in pigeon crap and feathers just so the neighbour can get a warm glow from feeding the stinking things.
The title is a disservice to a reasonably good article.
A concerned resident, on health grounds, could make a call to the Health Department and/or Local Council and have the authorities interview people in the street about what could be causing this health problem might have some effect.
“Ducks do crap everywhere “. BiL has peacocks, Wife fed them at the back-door. Big mistake, left the door open, they were inside and just like consultants, took the food, shit everywhere and couldn’t get rid of them.
Tinta, I did tell the council but no response.
GreyRanga, my wife and kids gave me a Peacock and hen a couple of years ago, I have the same problem, I want to get rid of them but the missus and kids will be upset.
Going to the authorities should only be the last resort, Tinta.
Feeding birds attracts mice, which then attracts cats, which shit and attract rats.
Rats attract snakes, then you’ve got a problem.
Best solution:
ring the Council, they will sort it out.
RUSSIA SEIZES Ownership of $20 BILLION Sakhalin 2 LNG Facility from SHELL, MITSUBISHI & MATSUI.
Don’t forget there’s Sakhalin 1, which is part owned by my favourite woke oil company. What might be saving it so far is that it is a joint venture with Neftgas.
I don’t know why you are suspicious BoN.
The Japanese government are pointing the finger, quite rightly, at slack security,
they have named the suspect and biographical information is being released, the only thing they are holding back, atm, is the name of the religious group he had a beef with.
I’d have a stab at a Christian cult of some type.
Why are the Japanese now part of some world wide disinformation conspiracy, if he were affiliated with a political group it would be hard to hide.
Perhaps everyone in Japan is protecting all left of centre political groups for reasons unfathomable.
It’s the Unification Church.
No idea why it’s not being named widely.
Abe was a member.
His assassin had a gripe with them.
And in Little Miss Scowler news…
“Labor gives Tame charity for abuse victims tax status
The Grace Tame Foundation has been recognised by the new Albanese government as a charity from July 1 after a long delay under the Coalition government, News Corp mastheads report.
The foundation was established by the former Australian of the Year Grace Tame to support victims of sexual abuse – but for nearly a year the Morrison government held back on approving it as a charity.
The recognition was a turnaround for sexual assault survivor and victim advocate Tame, whose strained relationship with former prime minister Scott Morrison generated controversy.
New Social Services Minister Amanda Rishworth and Assistant Minister Charities Andrew Leigh took six weeks to grant deductible gift recipient (DGR) status on the Register of Harm Prevention Charities after a “rigorous approvals process”.
Mr Leigh said the previous delay in approving the status was politically motivated, while Ms Rishworth described the foundation as “an incredibly deserving charity”.
Ms Tame is CEO of the foundation, which applied for DGR status on July 14, 2021. Charities benefit from the classification because donations over $2 are tax-deductible.
And what will Little Miss Scowler’s charity achieve? Here’s my tip….nothing, nada, zero.
I do hope some journalist does an investigation of Little Miss Scowler’s charity in a year or two. Methinks it will make for interesting reading.
The assassin apparently had a parent or other close family member who gave all their money to the church.
In other bird news, the Little Egret has decided it likes the pool enclosure. Possibly because the glass fence protects it from the wind and it can see all around. I thought at first it was frogging in the pool as sometimes they do hop in after rain and I have to fish them out with the scoop before they succumb to the pool chemicals. But, no. No frogs.
There is a flock of muscovy ducks (I believe they interbreed with the wild ducks) that has taken over part of the lake. A couple of idiots are feeding the beastly things with bread – they displace the native wildlife along the lake margins. They make a hell of a mess of the bridges and pathways too.
The bread also attracts other vermin if any remains uneaten.
The Moonies? It’s a cult and is no more of a “church” than your local coven.
I’ve been involved with two DGR applications over the past decade or so.
This ministerial approval is new to me.
Maybe the process has changed.
If there is direct ministerial intervention now (or in the past) that is a concern.

I’ve been on a truffle adventure.
In planning for this weekend I’ve run calorie deficits for the last 2 weeks.
Worth it for what I’ve eaten since Friday.
Yes, rickw. I nearly linked Sowell too. So much sense from that man over the years.
You’ve got to ask what role Titus had to play in all this.
Are these truffle truffles or chocolates?
calli, please.
The good, earthy ones.
Ahhhh…then it’s what goes with the truffles that will affect your waistline. Mmmmmm…
So much fungussy goodness and flavour enhancement. I’m now pining for perfect scrambled eggs, with a shaving of black gold on toasted sourdough.
Sadly, I will have to put up with black coffee instead.
Now THAT’S an unhappy mob.
Mong Premiers take note.
Best solution:
ring the Council, they will sort it out.
Councils are too busy. They have to have meetings to determine which level of gay flag to fly on the town hall.
Leaders around the world seem to be working against their own people. See Holland, Canada and USA. Here their slavish devotion to climate change policies and epidemiologists / lockdown policies are not helping.
Chris Kenny’s article about Albo etc saving us from the weather got over 1200 comments so far.
“A popular uprising of working-class people against the elites and their values is underway—and it’s crossing the globe. There is a growing resistance by the middle and lower classes against what Rob Henderson has coined the “luxury beliefs” of the elites, as everyday folks realize the harm it causes them and their communities”
Feeding birds doesn’t end well.
I had to ask a neighbour to stop throwing seed on her back lawn.
Attracted cockies which ate weatherboards for fun.
Another neighbour used to feed kookaburras, but piss off on holidays mid-winter after they had become dependent on the food source.
A migratory “bird lover” apparently.
Pablo or 43 Beans ?
I feel some accurate reporting and corroboration may assist. Not saying the original piece is inaccurate.
Are the two old Del Boca Vista residents just feeding breadcrumbs to mummy duck and her eight ducklings, who swim down the bubbling brook for mornos and then go back to Duckland, or have they cut up a couple of 44 gallon drums lengthwise, filled them full of pellets and left them there as a daily food source for 5000 ducks?
Abe had criticised Zelenskyy for starting the War, plus he followed a path of Detente with the Russian Federation.
Plus he was rumoured to be planning another run as PM.
Russia took over the JV on Sakhalin yesterday.
Moonies?
Yeah, generally accepted to be controlled by the South Korean CIA, but it’s an distraction squirrel.
Abe went off script, his days were numbered after he bagged Zelenskyy.
Wife has a family of wagtails and magpies that wonder into the kitchen for a feed. Don’t feed the cockies though they are a only slightly less annoying then 4x/G&T snorters.
The birds around here have an abundance of food. They just prefer to get their cheap calories from the back porch. Our “regulars” as we call them. If they aren’t mooching for mince, they’re out poking around the garden for worms.
In winter the nectar feeders are fine with all the native flowers doing their thing, and they don’t discriminate at other times, feasting on all the exotics as well.
I’m watching a couple of moorhens right now – beaks prodding the grass for this and that. They go non-stop all day. They could go over to the wetland for food but we appear to breed a better class of worm in the garden.
Aldi beans freshly ground and espresso-ed in the machine. Not a bad drop at all and far cheaper than the fancy alternatives.
Drinking Woodstock and still being able to function in civil society automatically renders you immune to most pathogens.
Your boss is very perceptive.
I think my new car has an espresso making function.
I’ll check and circle back.
Coincidentally (the Hun):

Luckily they’re not normal pigeons,apparently:
There’s picture of Ms Stock accompanying this piece. She is dressed as a witch with a purple witch hat, holding a small blackboard with ‘Crime to be Kind’ written on it in pink chalk.
When she shuffles off this mortal coil, they’ll find her with half a face – the rest munched by pigeons accustomed to their lunchies.
‘Dr’ Jill really looks like a low life tramp. Filth is an understatement.
No shit.
And yet still the word “seem”
FMD.
