Here are a few questions
I live in luxury Retirement apartment under Retirement Village act which favours owners of villages not the residents. Since building opened we have had leaks and mould and now have to have cladding removed as non compliant . Residents have copped huge bill , and an opened ended tender as estimates of infrastructure damage unknown til cladding removed. Lawyers suggested suing builders but oldies are loathed to go that route of cost and time and effort. Building inspector looking at my place this week said Eaves not attached to building properly so building fault Builders Buxtons well known in field of luxury apartments did a Phoenix not registered between 2006 and 2010 when building done but current website slightly different name has our building displayed . Architect friend said not allowed to claim building as yours if you did not build it . Well sa me lot slightly different name so they could not get sued My bill could be $100,000 . Where the hell does one go BTW they are telling oldies that apartment would Increase to that extent in value. Misinformation, intimidation and fear mongering causing stress anxiety depression etc , Will let us borrow from them at 6% plus interest compounded until unit sold.
Any bright ideas out there . I have written to every statutory body OPA , Consumer Affairs ,Dept of Justice ,

Cruise operator Carnival will bring back mask wearing onboard ships due to a recent review of COVID protocol and a spike in cases from Sydney and Melbourne passengers. The operator will require masks to be worn in all indoor public spaces, while getting on and off the ship, and outdoors during large events.

For instance, the US requires an attestation and the airline wants to see evidence of a vaccine certificate. Immigration in the US doesn’t give a shit about it anymore and don’t ask for anything to do with a vaccine.

A 65-year-old woman had a heart attack and was taken to the hospital.

While on the operating table she had a near death experience. Seeing God, she asked “Is my time up?” God said “No, you have another 33 years, 2 months and 8 days to live”.

Upon recovery, the woman decided to stay in the hospital and have a facelift, liposuction, breast implants and a tummy tuck.

Article 5 Against Ukraine?

“The Parties agree that an armed attack against one or more of them in Europe or North America shall be considered an attack against them all and consequently they agree that, if such an armed attack occurs, each of them, in exercise of the right of individual or collective self-defense recognized by Article 51 of the Charter of the United Nations, will assist the Party or Parties so attacked by taking forthwith, individually and in concert with the other Parties, such action as it deems necessary, including the use of armed force, to restore and maintain the security of the North Atlantic area.”

Any such armed attack and all measures taken as a result thereof shall immediately be reported to the Security Council. Such measures shall be terminated when the Security Council has taken the measures necessary to restore and maintain international peace and security.”

US immigration do give a shit about it, they’ve just off loaded the responsibility of checking vaccine passports onto the airlines. The airlines may be doing for their own reasons, also, but they are required to do it by US law.

US law says people must produce evidence of vaccination (unless exempt) prior to boarding an aircraft to the US, AND do the attestation. I imagine the attestation fulfils a legal requirement if someone’s unlucky enough to be caught playing the system (fake passport, etc).

US immigration seems lax on it, only because using the airlines is so very effective, and saves them the bother of being familiar with all the formats of vax passports the various countries have come up with.

You know, there’s a horde of people out here who just want to be left alone – to have our families, maybe go on holidays to Uncle Jacks farm in the Adelaide Hills once a year, or maybe a lifetime visit back to the Old Country to see friends we grew up with and see how they like retirement.
These aren’t grand dreams but they’re what we want and when we see people who think they have the right or even duty, to encourage us in a different direction ‘for our own good’ we get a little soggy and hard to light.
The UN is not doing itself any favours by ignoring the grumbles from the crowd.
All I can say is that which I’ve quoted from Taxicab Depressions :

It depends on the destination and possibly the airline. When I travelled to the Netherlands via Dubai (transit only) a couple of months ago full vaccination including a “booster” within a 270 day window was a requirement of entry.

I was not asked for any proof of anything at Sydney airport check-in. When I arrived at Schiphol, again…nothing. The arrivals area had to be seen to be believed – swarming with people, masked and unmasked. It was a zoo.

Of course, that requirement has now been dropped by the EU. That the US, along with a bevy of third world sh*tholes demand vaxx “passports” tells you all you need to know about the US.

Daniel Andrews is battling an unprecedented image problem with party polling showing the Premier is on the nose with voters.
One week out from the state election, Labor Party insiders say the Andrews brand has become toxic, including with the female vote where he previously ranked highly.
Labor figures have reportedly been shocked by the consistent drop in the party’s primary vote, which began during the pandemic and has failed to recover.
The Premier’s favourability rating has taken a huge hit as the opposition and anti-lockdown groups have sought to make the election a referendum on his personality.
The Liberals have used Mr Andrews’ image in attack ­advertisements even more often than Labor has in positive ­advertisements with both sides banking heavily on the tactic of playing on his personal brand.
Although Labor is still the favourite to win, the party is bracing for a sobering evening on November 26 as seats where they hit historic high results return to the centre and even flip back.
Speculation is mounting that a hung parliament is possible or that a result will not be known on polling day.
Sources have told the Herald Sun that strategic decisions had caused disagreements between the Premier’s Private Office and campaign headquarters.
Claims this had led to tensions between the offices have been disputed.
Liberal Party sources said tracking data had shown the Premier’s favourability rating had tanked since revelations two weeks ago he was involved in a fourth corruption probe.
On Friday his unfavourability rating hit a record low 51 per cent, according to the Liberal Party data.
“Basically half the state don’t like him,” a senior campaign source said.
“When it comes to the desired outcome for the election only 44 per cent of all voters want a Labor win.
“Only 50 per cent of Labor voters want Labor to win and 38 per cent want a Labor minority. Even Labor’s own supporters are concerned about giving Dan unfettered control.”
Liberal Party sources said Opposition Leader Matthew Guy’s referral to the Independent Broad-based Anti-corruption Commission had stalled his campaign momentum. But the mood was otherwise “upbeat”.
“We don’t want people to vote early. Each track poll comes back with their primary down further,” one source said. “Andrews is increasingly a negative for them.”
Labor insiders report increasing “anti-Dan” sentiment at polling stations since early voting opened on Monday.
More than 500,000 voters have voted, with some observers expecting an early protest vote over the government’s pandemic management and handling of the health system.
“Dan is in unknown territory,” a senior Labor source said. “There’s a reason the Liberals are using pictures of Daniel Andrews on their campaign material. Labor has walked into a trap. It’s starting to look pretty ugly.
“It will come down to who voters dislike more, Dan or Matthew.”
Polling revealed by the Herald Sun this week showed support for Labor and the Coalition on a knife edge with the real prospect of a hung parliament.
The RedBridge poll estimated that once the undecided vote was distributed, the Labor and Coalition primary totals would be 38 per cent.
The Victorian Greens claim their research shows they are in with a strong chance to win Northcote and Pascoe Vale from Labor.
Northcote has been a target seat throughout the campaign, along with Richmond and Albert Park. But the typically safe Labor seat of Pascoe Vale has not been in the spotlight until now.
Some say Footscray could also fall to the Greens.
Federal Greens leader Adam Bandt said the party’s data had it on track for a “very, very good showing”.
He said the mood on the ground reminded him of the party’s surprise victories in Queensland during the federal election.
“Northcote in November feels like Brisbane in May,” Mr Bandt said.
“Don’t be surprised if the seats of Northcote and Pascoe Vale turn green at this election. The ground campaign that has been run by the people-powered movement here in Northcote has seen over 12,000 doors knocked on.
“It’s no surprise that Premier Daniel Andrews was here yesterday (for a press conference).
“This is a seat where people are switching their votes.”
It’s understood Labor has become more optimistic about its chances in Melton in Melbourne’s west where it is anticipating a backlash.
Pollsters have been predicting the party is unlikely to retain the seat after a redistribution favoured Ian Birchall, an independent candidate running again after a strong showing in 2018.
This has been coupled with growing perception in the community that they are neglected on transport, education, health and jobs centres.
Labor strategists suggest there has been a recent improvement in this sentiment.

Kari Lake appears to he filing lawsuits over the Arizona race. I think she has a great argument. Conveniently, the election machines didn’t work on the last day of the voting. Her campaign filed a suit to keep the voting stations open for several hours past the deadline in or to get people through. The court refused the request but I suspect the impact can now be litigated at a higher court. The election should be run again.

I live in luxury Retirement apartment under Retirement Village act which favours owners of villages not the residents. Since building opened we have had leaks and mould and now have to have cladding removed as non compliant . Residents have copped huge bill , and an opened ended tender as estimates of infrastructure damage unknown til cladding removed. Lawyers suggested suing builders but oldies are loathed to go that route of cost and time and effort. Building inspector looking at my place this week said Eaves not attached to building properly so building fault Builders Buxtons well known in field of luxury apartments did a Phoenix not registered between 2006 and 2010 when building done but current website slightly different name has our building displayed . Architect friend said not allowed to claim building as yours if you did not build it . Well sa me lot slightly different name so they could not get sued My bill could be $100,000

If you (collectively) are not willing to seek legal redress (which is always fraught with risks) then there is little you can do but wear the additional costs. You might get some satisfaction from a complaint to the ACCC for this new(?) company engaging in deceptive and misleading conduct by displaying a building project on their web site which they did not build.

Labor MPs are now as likely as Coalition counterparts to own three or more real estate properties, marking a definitive shift away from the party’s working-class roots.
It is the first time since records have been kept that property-rich politicians are equally common on both sides of the political aisle.
The milestone comes amid a broader gentrification of parliament. The number of federal politicians who own five or more homes has almost doubled in the last 20 years.
An exclusive News Corp investigation reveals 42 per cent of MPs since 1986 – the earliest date for which records are available – owned at least three properties.
The rate of home ownership among federal politicians peaked in the last decade, during which there were persistent calls for reform of the increasingly out-of-reach housing market.
The share of federal Labor politicians who own three or more properties surpassed that of the Coalition for the first time after the 2019 election when 37.6 per cent of Labor MPs owned at least three properties compared to 36.3 per cent of Coalition members.
This includes properties owned by an MP’s spouse or dependants. The last election saw both figures tick up slightly to 40 per cent on both sides of the aisle.
The finding is symptomatic of broader gentrification within the Labor Party, says Australian National University political scientist Patrick Leslie. He attributes the trend to two factors: the professionalisation of politics and an ideological shift in the Labor Party.
Dr Leslie said increasing shares of Labor politicians have never held jobs outside politics or the public service, especially as staffers to MPs.
“In 1985, it made up about 25 per cent of the contingent in the House, it’s now closer to 50 per cent,” he told News Corp.
“If you’re a staffer, you can make quite a lot of money quite quickly … and a lot of Labor staffers – particularly ones that go on to be chiefs of staff – who then find a way into preselection, they’ve actually been able to enrich themselves reasonably well.”
On ideology, Dr Leslie said Labor had shifted away from its working class roots and now courted people with a more affluent upbringing.
“Labor used to be a social democratic movement long ago and it’s shifted,” Dr Leslie said. “They’re more neoliberal than they are social democratic.”
The Labor Party has also seen a three-fold increase since the turn of the millennium in the share of its caucus that owns more than four properties.
Eighteen Labor MPs in the current parliament own four or more properties, compared to just four MPs in 2001.
This feeds into a broader trend which has seen significant growth in the number of MPs across the political spectrum with sizeable property portfolios.
Since the turn of the millennium, the share of MPs who own five or more properties has grown by 79.5 per cent – from 10 MPs in 2001 to 18 in 2022. Similarly, the share who own four or more has grown by 52.1 per cent – from 27 MPs in 2001 to 41 in 2022 – and the share who own three or more has grown by 56.5 per cent – from 54 MPs in 2001 to 85 in 2022.

Democrats’ FTX Scandal Is Only Just Beginning Issues & Insights

Not only was crypto-billionaire Sam Bankman-Fried’s company, FTX, allegedly a fraud, but it spent huge sums on recent elections to get Democrats into office.

Was this a case of massive election fraud? If so, it isn’t just Bankman-Fried who should be punished.

While news of FTX’s problems first started trickling out in early November, the midterm elections took place on Nov. 8. That was the very day the FTX story broke big, after a possible White Knight takeover of FTX by rival Binance was cancelled.

The full picture of potential criminality didn’t emerge until just after the election. Coincidence?

You might never have heard of Bankman-Fried, but the White House did. After spending millions during the 2020 presidential campaign to support Democratic candidates and Joe Biden, and $40 million more this year, Bankman-Fried won access to the White House.

“Bankman-Fried and his team of lobbyists at FTX met with top Biden White House officials during visits on April 22, May 12, and May 13,” the Washington Free Beacon reports.

And, perhaps not surprisingly, he also hung out with former President Bill Clinton, who appeared at an FTX-sponsored conference on cryptocurrency in the Bahamas.

And then there’s this:

The FTX CEO’s family — consisting of his parents, Joseph Bankman and Barbara Fried, and brother Gabe Bankman-Fried — has contributed hundreds of thousands of dollars to Democratic candidates and actively worked with left-wing organizations committed to supporting Democrats. The four appear to have had subtle influence on the Democratic establishment for the better part of a decade.

‘We’re ambitious and looking to make a splash,’ Gabe Bankman-Fried said in an interview with NBC News in May.

There’s no crime in contributing to a political party. Unless, of course, the donations are illegal, and the Democrats knew it.

We have lots of questions. Was this all just a lone wolf leftist delivering money to his favorite far-left political party? Was he aided by Democratic officials, who knew FTX was little more than a Ponzi scheme but milked it like a cow anyway?

Why didn’t U.S. regulators, the Democrat-dominated Congress or law enforcement go after FTX before, given what now seem to be clear signs that his business model was questionable at best, criminal at worst?

At minimum, Dems should have to return their ill-gotten loot. They’re recipients of stolen property. Did they know that?

Americans deserve answers, given the enormous impact this bankrupt company had on recent elections.

We hope the new House, now controlled by the Republicans, will add FTX and its political influence to the growing list of things that must be investigated to save our country from becoming a one-party state.

Josh Hawley fires warning shot to top Biden admin regulators over FTX collapse: ‘Provide all correspondence’

Hawley noted Sam Bankman-Fried funded ‘lavish’ donations to Democratic candidates through ‘rampant fraud’

FIRST ON FOX: Sen. Josh Hawley, R-Mo., sent a letter to top Biden administration officials Friday morning, demanding information and correspondence regarding the collapse of cryptocurrency exchange FTX.

Hawley, a member of the Senate Judiciary Committee, penned the letter to Attorney General Merrick Garland, Securities and Exchange (SEC) Commission Chairman Gary Gensler and Commodity Futures Trading Commission (CFTC) Chairman Rostin Behnam. He demanded the three officials disclose whether they had investigated FTX or its sister firm, Alameda Research, and if their respective agencies had entered into settlements with the two companies.

The Missouri Republican also asked whether the Department of Justice, SEC or CFTC had communicated with the Democratic Party apparatus regarding FTX and its founder Sam Bankman-Fried. Bankman-Fried was a prolific donor to Democratic candidates during the midterm election cycle, wiring nearly $40 million to Democratic coffers throughout 2021 and 2022. He also donated about $10 million to help President Biden get elected in 2020.

“The success of Mr. Bankman-Fried’s criminal enterprise briefly made him one of America’s richest men,” Hawley wrote to the officials. “And he deployed his ill-gotten gains in service of the Democratic Party, emerging in recent years as its second largest individual donor behind only George Soros.”

“To be clear, Mr. Bankman-Fried funded his lavish donations to the Democratic Party through rampant fraud,” Hawley continued. “The net result was that billions of dollars were stolen from investors and handed over to Democrats and left-wing organizations.”

He added that the collapse of FTX coming shortly after the midterm election was suspect and raised questions about whether federal regulators and law enforcement “faced conflicts of interest in identifying, investigating, and thwarting the fraudulent scheme.”

I have read through your missive and would like to offer what advice i can.

If you have had a full building inspection report that is a good start, if not please arrange one.
It is very important you find out who issued the C of O (certificate of occupancy) and get copies of it and the final handover report. This is because whoever certifies the structure holds a level of liability.

What you also need to do as a start is get a copy of the “As Builts” this will include the building plans, material schedules etc. This gives a point to compare if the materials used match with the actual product as specified in the drawings. This would relate to Building Code compliance.

I don’t know when the structure was built but if it is 7 years or less it is subject to the builders guarantee, given that the build is by a phoenix company it then falls to the insurer.

I hope this is a decent starting point for you, if you want get my email off Dover and we can chat offline.

I’m a senior PM so i have some decent insights.
